Ideal for its location on M-11 (known locally as 28th Street and Wilson Avenue) and less than ¼ a mile proximity to 1-96, an abandoned former cinema site made sense to be redeveloped into a regional shopping center that would capture the thousands of drivers commuting by. Edmark Development hired F&V as part of their team assisting with the environmental review, survey, site planning and design concept.
Individual site planning included the required grading, utility connections, storm management, plans and specifications for each site. Overall site improvements included relocation of a county drain, public utility extensions, paving, grading, and drainage and storm water management for the entire development.
Part of this also included protecting and migrating 25 acres of wetlands as well as integrating the wetlands into the natural surroundings.
This first-class, power center retail site is now home to Costco Wholesale Warehouse, Target, Dick’s Sporting Goods, Staples, Party City, Aldi, Gamestop, Radio Shack, Longhorn Steakhouse, Noodles & Company, Starbucks, Moe’s Southwest Grill and much more! The Waterfall Shoppes successfully anchored the east end of M-11 into the community district, creating a 25-acre dining and shopping experience.
