The former Southwest Michigan Tuberculosis Sanitarium (NW Unit) property had become functionally obsolete and sat vacant for 15 years. Neglected, in disrepair and a blight to the surrounding community, the former unit was frequently trespassed for its rumored hauntings.
Owner of the site, Western Michigan University (WMU), who had received the site from the State of Michigan in 1995, decided to something about it. WMU hired F&V for demolition services, as well as consultation services and guidance between WMU, the City of Kalamazoo (providing funding for the project) and the Kalamazoo County Land Bank Authority (who would redevelop the site).
- Conducted hazardous materials assessments, environmental due diligence, and due care plans.
- Designed concept plans with KCLBA for redevelopment.
- Managed the demolition process on schedule and under budget.
- Performed boundary, topographic and ALTA surveying.
- Prepared biddable specifications for asbestos abatement and demolition.
The redevelopment plans created residential units for low to moderate income seniors, along with parking, garden plots and walking pathways. The final development preserved the topography and open spaces on the site to blend with the surrounding community, transforming the property into a community asset – and scaring away any remaining ghosts.
